Detailed description
Address Beach Resort makes a staggering impression with its futuristic architecture and the world’s highest outdoor infinity pool on the 77th floor. Most guests agree it’s one of the finest luxury hotels in Dubai, where premium status is confirmed not only by spectacular views but also by a deep, genuine care for guests. That said, the resort is not without practical quirks: guests regularly mention traffic jams when driving into the busy Jumeirah Beach Residence (JBR) district, the complex internal logistics when moving to the beach area, and occasional concerns about water cleanliness in the semi-enclosed bay of the Arabian Gulf.
Key Observations
Record-breaking infinity pool: The pool on the 77th floor, at about 294 metres high, serves as the main magnet for guests, offering breathtaking views of Ain Dubai, Bluewaters Island and Palm Jumeirah.
Exceptional service with attention to small details: The hotel’s staff regularly exceeds expectations, creating an atmosphere of genuine hospitality. Guests delight in describing small but meaningful gestures — from cleaning sunglasses by the pool to carefully arranging personal belongings and wiping reading glasses left on the desk.
The split between hotel and residences: The hotel shares the giant tower with a residential complex, which occasionally leads to confusion when booking through third-party services, with guests mistakenly checking into apartments without hotel service.
Trajectory: Since June 2025, the hotel has seen notable changes in its gastronomic concept — the popular Li’Brasil restaurant closed, replaced by a new Italian eatery, Farina, with a wood-fired oven. Additionally, guests who stayed in late 2026 were disappointed to note that the signature beach bags and flip-flops in the rooms are no longer complimentary.
Main Pros
- Stunning panoramic views of the Gulf, Bluewaters Island and Dubai Marina from rooms and public areas
- Spacious, high-tech rooms with a smart-home system fully controlled by a tablet
- Marvellous housekeeping: thorough daily cleaning and thoughtful turndown service with slippers placed and nightlights switched on
- Diverse breakfasts of the highest quality with freshly squeezed juices, an abundance of seafood, cheeses and à la carte dishes
- Excellent family amenities, including children’s pools, playgrounds and a supervised kids’ club
Main Cons
- Inconvenient internal logistics: the route from the rooms to the beach and pools goes through the main lobby with very strong air conditioning, which is uncomfortable when returning in wet clothes
- Beach water quality issues: due to the location in a semi-enclosed bay, the water near the shore sometimes stagnates, and by midday waves can bring in household waste and seaweed
- Difficult vehicle access to the hotel because of constant traffic jams on the roads of JBR
- Slow service in the main restaurant during peak breakfast and dinner hours, as noted by several guests

Grade: B+
Rooms & Cleanliness
The hotel’s rooms stand out for their impressive size, exquisite design and flawless ergonomics. Floor-to-ceiling panoramic windows offer stunning views of either the sea and Bluewaters Island, or the Dubai Marina yacht harbour. All in-room technology — from lighting and curtains to air conditioning and TV — is intuitively controlled via a dedicated tablet. The sleeping areas feature premium orthopaedic mattresses and high-quality linens. Bathrooms are equipped with a deep bathtub, a separate rainfall shower and a double vanity. Cleanliness is maintained at an exemplary level thanks to multiple daily servicing. As a minor drawback, guests occasionally mention noisy operation of the minibar in some rooms.
Grade: A
Service
The hotel’s staff demonstrate the highest service standards, striving to anticipate any guest’s wish. At the reception desk, responsive Russian-speaking managers Vera and Sergei often help with room upgrades when availability permits. Guests express special gratitude to manager Douglas, as well as staff members Dana, Anara, Stefan, Yusef, Kirk and Isaac, for their warm welcome and swift resolution of any issues. The housekeeping team led by Ababil, Ravi, Priyanka, Siva, Ravindra and Imran regularly surprises guests with pleasant surprises and impeccable neatness. However, during peak check-in times small delays may occur at the front desk, and the rules regarding club privileges sometimes seem unnecessarily confusing to guests.

Dining
Breakfasts at the main restaurant, The Restaurant, earn rave reviews for their enormous selection: cooked-to-order eggs, fresh pastries, an abundance of fruit, seafood and Asian specialities are served. Guests specifically thank waiter Lawrence for impeccable breakfast service. The hotel features several top-class restaurants, including the new Italian Farina and the Mediterranean The Beach Grill by the sea (where guests note excellent service from waiter Mehdi). On the 77th floor, the ZETA 77 restaurant offers Asian cuisine and dinners with a panoramic bird’s-eye view. The only complaint remains the unhurried pace of the waitstaff in the main restaurant during peak dinner times.

Facilities & Amenities
The hotel’s main pride is its world-famous infinity pool on the 77th floor (accessible only to adults aged 18+, except for morning hours from 9:00 to 11:00 for family guests). The pool area features luxurious loungers where guests are offered iced water, detox cocktails and fruit ice. For the impeccable comfort in this area, guests thank the team of staff including Sandip, Kiran, Anil and Mehdi. On the lower level, there are family and children’s pools with play zones, as well as a modern spa centre and a gym with a panoramic view of the Gulf. Free Wi-Fi works fast throughout the entire property, including the beach. Among rare unpleasant incidents, guests mentioned instances when third-party fitness trainers tried to restrict other guests’ access to equipment in the gym.
Grade: A
Important Notes
- Since June 2025, the Li’Brasil restaurant has ceased operations and was replaced by the Italian establishment Farina
- Unlike previous years, beach bags and flip-flops in the rooms are no longer provided free of charge
- When booking through unofficial platforms, it is important to carefully check the accommodation category so as not to accidentally rent a private apartment in the residential part of the tower instead of a hotel room
- The hotel’s beach is located within the enclosed JBR waterfront, so water clarity here may be inferior to Dubai’s open beaches
Practical Tips for Guests
- When planning taxi trips, allow an extra 15–20 minutes to get out of the JBR area due to frequent traffic jams
- Visit the 77th-floor pool in the evening — it’s open until 23:00, and the views of the glittering night-time Dubai are especially fantastic
- When returning from the beach or pool to your room, be sure to dry off thoroughly and bring a cover-up: the main lobby you have to walk through is blasted with full-strength air conditioning, which creates a risk of catching a cold
- If travelling with children, plan your visit to the panoramic pool strictly from 9:00 to 11:00 — at other times the 18+ restriction applies
Final Verdict
Address Beach Resort is a magnificent ultra-modern hotel offering a unique blend of architectural luxury, sky-high pools and top-class service. The minor infrastructure and logistical quirks do not detract from the overall excellent holiday experience.
